The Facilities - Supervisor shall (1) determine the most effective use of resources, in-house, contractors, equipment and materials; (2) conduct routine inspections of sites; (3) maintain proper resource levels to meet work load; and (4) follow up on and work with vendors on repairs and maintenance work. <br/><br/><b>Essential Job Functions:</b> <br/><br/>- Supervises facility personnel, including hiring, training, communication, scheduling, developmental coaching, objective and goals setting, <br/><br/>performance management and annual review<br/><br/>- Assigns work orders for routine preventive maintenance and repair of facilities building equipment and systems<br/><br/>- Assist in creating the budget, coding invoices, and insure that activities are in keeping with budgeted funds<br/><br/>- Organize facility operating systems ie. HVAC systems and controls, chillers, boilers, pumps, VAV or CAV boxes, air handlers, cooling towers, etc.<br/><br/>- Organize plumbing, landscaping, electrical, lighting systems, life safety and fire systems, roof, door hardware, general interior and exterior <br/><br/>building maintenance <br/><br/>- Organize building (wall, carpet, paint etc) repairs<br/><br/>- Organize pest control program<br/><br/>- Organize electrical rooms and equipment/material storage areas. <br/><br/>- Organize janitorial services and building supplies as needed<br/><br/>- Organize shredding and recycling programs<br/><br/>- Provide point of contact and oversight of cleaning companies, vending companies, cafeteria services (if applicable) and waste management companies<br/><br/>- Develop streamlined policy, procedures and techniques to enhance customer service, including inspection program and ticketing/reporting systems<br/><br/>- Organize generator maintenance program<br/><br/>- Evaluate tasks completion and performance by employees and contractors<br/><br/>- Complete regular site visits of properties in area, note deferred and/or required maintenance and any safety inspection issues<br/><br/>- Communicate with various levels of management as needed<br/><br/>- Performs emergency building work and site clean up as needed<br/><br/>- Safely operate a company vehicle for equipment pickup/delivery and to maintain off-site facilities<br/><br/>- Coordinate and assist on moves and capital projects as required.
